Client-side construction project management, done properly.

Apila does one thing: construction project management on the client's side of the table. Every process, report, meeting and recommendation exists to keep your project clear, controlled and moving, and to keep you in charge of the decisions that matter.

What does a client-side project manager actually do?

A client-side project manager represents you, the client, rather than the contractor. Apila plans the route through your project, coordinates the consultants, manages risk, runs the programme and reports back in plain English, so you can make confident decisions without managing the detail yourself.

How Apila runs your project

Strategy first

Johnny looks at the route through the project before problems become expensive. The best savings are made at the start, not the end.

The detail, handled

Apila runs the 25 things that need running, so you can focus on the five decisions that matter.

Governance that protects you

Executive summaries, full reports and a clear Decisions Required list, so every choice you make is informed, auditable and defensible.

What is included

Programme leadership

One person owns the programme from first conversation to completion. Apila builds the route through the project before anything is committed, because the cheapest problems to fix are the ones that never happen. You see the critical path, the dependencies and the decisions coming, in plain English.

Consultant coordination

Architects, engineers, cost consultants and specialists all pulling in the same direction, with one point of coordination. Apila sets the schedule of who does what by when, chases it, and closes the gaps between disciplines before they become delays.

Risk management

Every project carries risk. The difference is whether it is on a register being actively managed or waiting to surprise you. Apila maintains a live risk register with owners, mitigations and cost exposure, reviewed at every reporting cycle.

Board-level reporting

Reports written to be read. An executive summary you can take straight to your board or funder, a full report behind it, and a Decisions Required section so every approval is clear, auditable and defensible.

Project governance

Clear roles, clear approvals, clear records. Apila sets up the governance structure at the start so that when decisions are needed, the right people make them with the right information. We manage it, you govern it.

When to bring Apila in

The most valuable time to appoint a project manager is before the key commitments are made. Appointed early, Apila shapes the brief, tests the budget, sets the procurement route and builds the consultant team around the project. Appointed mid-project, the first job is a clear-eyed review of programme, cost position and risk, then a reset that gets decisions flowing again. Either way, the starting point is a conversation about where your project actually is.

One service, applied to your sector

Client-side project management is the single service Apila provides. What changes is the context: the funding environment, the stakeholders, the procurement realities and the risks that matter most. That is why Apila publishes a dedicated page for each sector it serves.

Who Apila works with

Apila works with medium to large housing developers, with universities, colleges and schools delivering capital projects, and with clients in mixed-use, commercial and logistics schemes. Each sector page explains how the approach fits.

Common questions

When should a project manager get involved?

As early as possible, ideally before designs are fixed and contracts are let. Early involvement is where a project manager saves the most money, because the route through the project is still open and expensive problems can be designed out rather than managed later.

Does Apila replace my architect or quantity surveyor?

No. Apila coordinates them. Your architect, QS, engineers and contractors all keep their roles; Apila makes sure they work to one programme, one risk register and one set of priorities, and that you get a single clear picture instead of six separate reports.

How does Apila report progress?

Through a regular report built for busy clients: an executive summary you can read in two minutes, the full detail behind it, and a Decisions Required section listing exactly what needs your input, by when, and what happens if it slips.
